The goal of the initial meeting is to understand your plans, timeline, and desired outcomes, and do a Walkthrough of your home. We will walk you through our marketing strategy and plan for how we can find you the best possible tenants and create a customized plan to best meet your goals. 

Once we have seen your home, we’ll be able to make recommendations for how to add the most value to your rental. This typically includes deep cleaning and carpet shampooing, fresh paint wherever needed, and miscellaneous handyman repairs (i.e. replace HVAC filters, reseal showing and countertop caulking and replace dead lightbulbs).

Once you have approved the plan, the Sternsmith team’s white glove services launch into full gear for the preparation and photography of your home. We will manage the work from start to finish so the process is as seamless and stress-free as possible for you!

Once the home is ready for market, our luxury market expertise truly comes into focus. Our extensive multi-tiered marketing plan is seamlessly executed to fully expose your home to renters locally and internationally to our vast network to garner maximum exposure via email, web, social, and international marketing channels to share the story of your home. 

Pricing is both an art and a science, and our extensive experience allows us to guide you in picking your list price. There are a number of factors that play into determining the most appropriate price for your home - These include, but are not limited to your neighborhood’s comparable rentals, home condition/upgrades, time of year, demand, and local economic conditions. 

Once your home is on the market, it is time to welcome potential tenants and agents to come to see your home in person. All private showings are personally hosted by Sternsmith Group, to ensure that your home is properly marketed and cared for throughout the leasing process. We strategically arrange all showings back to back over a 1-2 hour period, which helps create a sense of urgency and demand for interested parties to promptly apply.

We understand the importance of finding well qualified and reliable tenants who will care for your home and treat it like it is their own. We extensively and diligently screen all applicants by verifying their employment and income, speaking with their current and past landlords to ensure all rental payments were made on time and there were no issues during the duration of their tenancy, and reviewing credit history and credit scores. We will walk you through all aspects of each prospective tenant’s application, and provide our guidance and honest feedback to ensure you make the best decision. 

As licensed Realtors, we have a fiduciary duty to responsibly oversee the lease of your home from the start to the move-in date, and we take this very seriously. Once you have selected and approved the winning applicant and agreed upon the terms of the lease, we will draw up the lease agreement contract and supplemental lease disclosures for all parties to sign. Prior to the lease commencement date, Sternsmith Group will arrange and manage the tenant’s walkthrough - We carefully photograph and take detailed videos of your home from top to bottom, taking note of the pre-move-in condition so that you have a record of any damage to eliminate any possible future move-out disputes. While we are not licensed property managers, our team will be available throughout the duration of your lease to help refer fabulous trusted vendors all the way until you’re ready for us to do the post-move-out walkthrough.
